The rental unit will offer guests access to a few basic items: toilet paper, soap, trash bags, and paper towels. (Dishwasher detergent will be provided, if the unit has a dishwasher.) Once a guest depletes what is provided, subsequent replacement is the guest's responsibility.
Although guests may receive our Welcome Packet upon booking, the Safe Travels communication (which includes security/access codes) will not be sent until our accounting system registers a zero balance for an existing reservation.
Please note that entering resorts and/or rental units is at your own risk. While we aim to offer our guests a safe environment, we cannot guarantee the absence of hazards.
Exercise caution, follow safety guidelines, and stay informed about weather conditions. Update the 30a Seascapes team regarding any concerning developments in a timely manner. If you notice any safety concerns, please report them immediately.
If traveling with children, elderly, or those with special needs, inform us in advance so that we have ample time to provide additional resources or recommendations. Please note that children under the age of two years still count toward the maximum guest occupancy.

Beach accessories (for instance, chairs, umbrellas, & towels) should, if desired, be brought by the guest or rented from a local merchant.
Per HOA regulations, all guests are required to check in at the front desk upon arrival. This check-in is not just a formality—it’s an important safety measure. In the event of an emergency (such as a fire or natural disaster), it’s critical for emergency personnel to know which units are occupied. Checking in also ensures we can quickly share urgent updates, like air conditioning outages or boil water advisories, with everyone on the property. Failure to check in is punishable by a $100 fine, which will be the guest’s responsibility if the policy is not honored.
Please note that the following rules are in addition to the above (as well as 30a Seascape's stated policies) and are enforced by the resort. Violations may result in fines, eviction, or legal consequences:
Quiet Hours are 10 PM – 8 AM.
Children under 12 must be accompanied by an adult at all times in all common areas (pool, courts, fitness center).
Cigarettes and e-cigarettes are prohibited in units, balconies, breezeways, pool area, tennis courts, shuffleboard area, beach boardwalk, and beach. A $250 fine may apply. Designated smoking areas are located at BBQ areas.
No hanging towels or other items over balcony rails or out windows. No blocking walkways with personal items, and absolutely no throwing items off balconies (felony offense). No smoking or grilling on balconies or walkways. Do not move indoor furniture to balconies.
No balcony grilling allowed—use designated charcoal BBQ areas only.
During Turtle Season (May through October), please turn off balcony lights and keep curtains closed at night to protect nesting sea turtles.
“Leave No Trace” ordinance is in effect at the beach. Remove all items and trash after use. No glass containers. No alcohol on the beach during Spring Break.
No ball/frisbee play, running, or loud activity in parking lots, walkways, elevators, or shared indoor spaces. No rollerblades, skateboards, bikes, fireworks, or offensive language. Family-friendly behavior is expected at all times.
Pets are not permitted. Service animals must be registered with the front desk in advance.
Use only designated dumpsters at ground level on either end of the property. Bag all trash prior to disposal.
The tennis courts and shuffleboard are open until sunset. Tennis shoes, t-shirts, and shorts required. No hard soles or bare feet. One-hour limit per unit, no reservations. Equipment available at front desk.
From March 1st through September 30th, we are regrettably unable to accommodate late check-outs, early check-ins, or luggage drop-offs prior to 4pm due to high demand/turnover. We appreciate your understanding in this matter.
